How it works
Banks use the fixed-obligation-to-income ratio (FOIR): your total EMIs should stay within about 50% of take-home pay. We subtract your existing EMIs, then convert the remaining EMI capacity into a loan amount at your chosen rate and tenure.
Example
With ₹1 lakh/month income, no other EMIs, 8.5% rate and 20-year tenure, you are eligible for about ₹57.6 lakh.

What is FOIR?
Fixed Obligation to Income Ratio — total monthly EMIs divided by monthly income. Most banks want it at or below 50% for home loans.
How can I increase eligibility?
Take a longer tenure, close existing loans, add a co-applicant with income, or improve your credit score for a better rate.
Does credit score matter?
Yes. A score above 750 usually gets you the best rates, which directly raises the eligible amount. Below 650, approval gets difficult.
